General Terms and Conditions
We want to offer you a pleasant experience from booking to departure. We invite you to follow these simple rules to ensure everyone's comfort.
Ütia de Börz General Terms and Conditions
The purpose of this document is to regulate the terms and conditions set down by Sass Dlacia S.p.A. with registered office in Via Sciarè 11, San Cassiano in Badia 39036 (Bolzano) Italy, registered in the Companies' Register of Bolzano with VAT No. 00831290218. The words “You” and “Client” refer to all private and/or collective subjects that for any reason access the website www.boerz.it or use its services. The use of these services implies the unconditional acceptance and validity of all the general terms and/or conditions – that are considered automatically inserted in the agreement entered into with Sass Dlacia S.p.A., without the need to copy them into it – including the latest version of these General Terms and/or conditions.
The price of a room includes: 10% VAT tax, outdoor parking, buffet breakfast (dorm excluded), WiFi, TV, linen, daily cleaning, weekly change of towels and linens, final cleaning.
The price of a room does not include the tourist tax amounting to € 3.10 per person per day. Children younger than 14 are exempted from paying the tourist tax. Pets: € 15.00 per day. Covered parking: € 15.00 per day.
Single use supplement: € 25.00 per night.
Discounts starting from the third person in the Putia or Odle room:
- 14 and over: -15%
- 7 - 14 years: -30%
- 3 - 7 years: -50%
- 0 - 3 years: -100%
Important notice: guests intending to sleep several nights outside the mountain hut during their stay are requested to inform the reception when checking in, to calculate the tourism tax.
Payment method: the bill can be paid with credit cards (Visa, Mastercard) or in cash up to the limit set by law.
All prices are subject to change.
In order to obtain a binding reservation, please send an advance deposit. The payment should be made directly on our website at the following page: Deposit Payment, or you may provide us with your credit or debit card details (we accept Visa and Mastercard).

With a confirmed booking, you express your consent to the cancellation terms and conditions as specified in Article 1382 of the Civil Code.
There is no right of withdrawal in accordance with the Consumer Protection Code; however, we grant you the following cancellation options:
- In case you decide to cancel the reservation up to 30 days before the scheduled arrival date, there will be no penalty.
- If you cancel the reservation within 15 days of the scheduled arrival date, the deposit will be retained.
- In the event of cancellation less than 15 days of the agreed arrival date, 90% of the total stay amount will be charged.
- In case of delayed arrival or early departure (even if changes occur within less than 15 days from the arrival), 100% of the total stay amount will be charged.
Changes to the stay period are possible up to 15 days before the scheduled arrival date without any penalty. If changes occur within this period, the deposit for the initially planned stay will only be retained if you promptly communicate the new dates; otherwise, 90% of the stay will be charged.
Bookings made at special rates shall be subject to the relevant special conditions, which the customer accepted with the booking.

Extension of stay: Extensions of stay are possible but subject to management decision and according to availability.
Conditions:
For rooms of more than 6 rooms / more than 15 people.
Reservations are confirmed upon payment of a deposit equal to 30% of the total cost of the stay. The balance must be paid within 15 days of check-in, either by bank transfer or credit card.
In both cases, the tourism tax and any extras will be paid directly to the hotel.
The amount stated at the time of confirmation will not change in the event that fewer rooms or beds are required, or in the event that fewer guests arrive on our premises at the time of check-in.
Changes are permitted up to 30 days prior to check-in, subject to confirmation by the hotel.
We ask you to let us know in advance if you require an invoice.
Any unbudgeted extras not covered by the group/company must be paid by the individual participants directly at the bar/restaurant at the time of consumption.
Cancellations
- In the event of cancellations no later than 30 days prior to arrival, 100% of the deposit will be refunded.
- In the case of cancellations received from 29 days before and no later than 15 days before check-in, there is no refund of the deposit.
- After the 15th day before check-in, the cost of the stay must be settled by bank transfer or credit card.
- Cancellations received after the 14th day and until check-in, or in the event of a no-show: the full amount will be retained.
Check-in: rooms become available for check-in from 3 p.m. to 9 p.m.
Check-out: guests are requested to leave the room by 10 a.m.
For late check-in (after 9 p.m.) we kindly ask you to contact us by phone or e-mail at info@boerz.it to organize your arrival.
If you need to leave before 8 a.m. we kindly ask you to notify us and set the bill the night before.
The management of Sass Dlacia S.P.A. declines any responsibility for the loss of or damage to personal effects belonging to guests of the mountain hut.

Ütia de BörzHouse rules
- The internal rules of the Ütia de Börz Alpine Hotel are for the benefit of all guests staying there. The rules set out the obligations arising from the guest code of conduct and regulate the use of the hotel's facilities.
- Entering the hotel implies acceptance of and full compliance with these rules, which may be supplemented with other rules that management deems appropriate in order to improve the operation of the hotel and/or the safety of guests. The hotel staff is obliged to ensure that these rules are observed and to notify the management of any violation. Failure to comply with the rules by hotel visitors will constitute sufficient grounds for their expulsion.
- The price list and the General Terms and Conditions form an integral part of the rules.
On arrival, guests must report to the reception desk for registration. When registering, guests must produce valid identity documents of all individuals intending to stay at the hotel and declare any animals in their possession.
The number of persons booked (adults - children - babies) must comply with the number communicated by the customer at the time of booking. If it exceeds the number communicated, additional rates in accordance with the price list will be applied, subject to availability.
Before leaving the hotel, guests must notify their departure and settle the accounts for the services provided. Accounts may only be settled during reception opening hours.
Guests are requested to collect their documents on the same day they are deposited. The management declines any responsibility for forgotten documents. Forgotten documents or objects may be sent to the owner by courier service, and the shipping costs shall be borne by the recipient.
- Each guest is responsible for safeguarding their belongings. Therefore, the management assumes no responsibility for lost or damaged items not properly secured by the guest. The management also disclaims any responsibility for accidents or injuries occurring within the property due to negligence, inexperience, or fault of the guest.
- Anyone who finds lost items within the hotel must hand them over to management.
- Smoking is prohibited in all hotel areas, including common spaces and rooms (Article 51 Law No. 3 of 16/01/03 and DCPM 23/12/03).
- Alcohol consumption: Guests are reminded that bringing alcoholic beverages into the breakfast room is not allowed. This rule ensures a comfortable and safe environment for all guests. Any violations will result in intervention by staff and may be subject to penalties.
- Please note that violating this rule will result in a penalty ranging from 50 to 100 euros, depending on the severity of the violation. This amount covers the cleaning, deodorizing, and restoration of the environment if smoking is prohibited.
- The hotel is equipped with extinguishers, and their use by guests is mandatory in case of fire and/or other emergencies.
- No open flames are allowed.
Pets are welcome at Ütia de Börz!
Out of respect for other guests and for common rules of hygiene, please observe the following rules:
- Pets are allowed with prior notification at the time of booking (only in private rooms, not allowed in dormitory);
- The cost of their stay is € 15.00 per night per animal, due to a more thorough cleaning;
- We request that you bring a blanket or the animal's bed;
- It is strictly forbidden to place animals on beds, chairs, tables, etc;
- In hotel, animals must be kept on a leash or in a special cage, and under the control of their owners;
- Pets must be accompanied outside the hotel for their own needs, using the appropriate equipment (dustpan and bag);
- Animals may not be left alone in the rooms;
- Animals are allowed to access to the restaurant. They are not allowed in the breakfast room, but breakfast can be served at the restaurant;
- The pet must be accustomed to living in the house to avoid disturbing other guests;
- We request that you be adequately equipped to ensure the well-being of your pet and request that you have a surface blanket or your own bed to use in the room;
- The animal must be kept on a leash during walks as per official regulations;
- Upon request, owners must be able to produce a health certificate for their animal;
- Owners will be solely responsible for any damage caused to third parties by animals.
- All infectious diseases must be immediately reported to management.
- Guests must notify reception staff of any defects or malfunctions in the facilities or equipment or any breaches of conduct rules.
- Guests must strictly comply with all provisions of the regulations.
- If violations of the property’s regulations are proven, management may expel the guest responsible for the violation.
